TMO Responsibilities

Hornsey Lane Estate Management Association TMO is responsible for the following maintenance and repairs:

  • Cold Water Systems beyond the main stopcock in each Dwelling including the pipes, valves, stopcocks, cisterns, overflows, cold-water storage tanks and the insulation of these systems.
  • Council’s plumbed fittings including baths, sinks, basins, WC suites, taps and waste pipes.
  • The electrical services from the Electricity Board’s meter including internal wiring, conduits, socket outlets, switches, light fittings and ventilation systems.
  • the Council’s internal fixtures and fittings including window sills and ironmongery, front doors and ironmongery, staircases and balustrades (if any) and internal non loadbearing partitions and the internal surfaces of internal loadbearing and external walls including their plastered finishes
  • deglazing of broken windows where breakages are not due to damage or neglect by the tenant (a crime number must be sought first before any repair can be carried out)
  • external windows, windows frames, doors, door frames, ironmongery, window fittings, soffits and bargeboards
  • rainwater system including gutters, downpipes and fixings
  • vertical soil stacks and vent pipes above ground level
  • common parts of buildings including staircases and landings, doors and windows including their ironmongery and glazing
  • electrical services from the Electricity Board’s meter for the supply to the common parts, including wiring, conduits, socket outlet switches and light fittings
  • internal non loadbearing partitions and internal surfaces of external walls including their plastered finishes
  • entry phones
  • fences, enclosure walls and gates
  • footpaths, courtyards and parking areas including barrier gates not adopted for maintenance by the Council under its statutory power as Highway Authority
  • children’s play areas
  • The common area light fittings for the property, the grounds and non-adopted footpaths and car parking including the supply cables from the electricity supply meter and all column lighting provided on the estate
