Leaseholders are responsible for the decoration and upkeep of their property. In addition residents are responsible for repairing all damage due to misuse even if it is a repair the TMO would normally carry out.
- To allow the Maintenance Worker / Contractors to enter the property at all reasonable times to inspect the state of repair or to carry out repairs
- Internal doors and door fittings and internal glazing
- Draught-proofing to windows and doors
- Internal fittings including skirting boards, architraves to doors/windows, bath panels, toilet seats, plugs and chains to sinks, basins and baths, shower heads, towel rails, curtain rails and pelmets
- Internal decorations, filling minor cracks in plaster and finishes including wall and floor tiles
- Repairs to kitchen units
- Letter boxes
- Items that are damaged by tenants or their family or visitors
- Repairs to tenants’ own improvements
- Replacement of tap washers and plumbing installed for washing machines, dishwashers etc.
- Replacement of light bulbs and fluorescent tubes
- Disposal of household rubbish correctly in the paladin bins provided.
- Lock changes resulting from loss of keys, such as to doors or window locks
- Toilets and sinks that tenants have blocked
- Electrics inside your home, including your doorbell
- Independent central heating system, heaters and fires
- Floorboards and tiles
- Partitions inside your home
- Plasterboard and plastering
- Repairs to the entrance door to your home
